Juicy Tower
• Juicy Tower is a 20-floor commercial building in Tsim Sha Tsui, Kowloon Island (using CLP electricity).
• It is owned by Property Developer VeMars.
• Retail shops and restaurants are located on level 1 to 4; while the other floors are rent offices.
• All 15 retail tenants and 12 office tenants in Juicy Tower are under operating lease with VeMars.
• Restaurant Nepturn rents an 8,000 ft2 space on 2nd floor.
• Logistic company Jupiter, rents two floors (10th and 11th) for its office operations in Hong Kong.

• Company VeMars paid 5,000,000 kWh electricity bill for Juicy Tower in 2017.
• VeMars operates 3 shuttle buses for this building. The diesel consumption in 2017 was 20,000 litres in total.
• Refrigerants inventory amounts in 2017 were found in the following table. VeMars bought 200 kg HFC-134a and 500 kg R-502 during 2017. There is no environmental way of refrigerants disposal currently.

• Towngas for cooking: 50,000 units
• Electricity bill for restaurant itself: 200,000 kWh
• Water bill: 1,300 m3;
2017 Data from Jupiter
• Electricity bill for its offices: 250,000 kWh
• Jupiter had 2 light goods vehicles for material transportation. The Unleaded Petrol (ULP) consumption in 2017 was 100,000 liters.
• Jupiter has 50 tons of paper in its inventory at the beginning of 2017. The logistics department
bought another 30 tons of paper in case of supply shortage in the middle of 2017. They recycled 20 tons of paper in total in that year and the inventory of paper was still 50 tons at the end of 2017.
• Jupiter clerks often took business flight (business class) to Shanghai. The total flight distance in 2017 was 200,000 km.
• In July, solar panels were installed and produced 50,000 kWh during 2018.
• A lighting retrofit saves 1,000,000 kWh/year in 2018.
• On World Environmental Day (5th June 2018), VeMars organized its tenants to plant 1,000 trees at country park in Sai Kung.
You are asked to —
Determine the organizational boundaries for VeMars, Nepturn and Jupiter, by using operational control approach;
Determine the operational boundaries for these three companies,i.e. list out the emission sources under scope 1, 2 and 3 for each company;
Calculate carbon footprint of each company in 2017;
Determine if the base year (2017) should be updated or not in 2018; and
Calculate the emission reductions in 2018
Note: Please refer to “ Guidelines to Account for and Report on Greenhouse Gas Emissions and Removals for Buildings (Commercial, Residential or Institutional Purposes) in HongKong”for accounting guidelines and emission factors. The latest (2017) emission factors (e.g. town gas, electricity, water and sewage) could be found from annual reports of different government agencies. If you use emission factors from other sources, pleaseadd the reference (website link, report name, etc.).
